What is a Comprehensive Plan?
A Comprehensive Plan is a long-range guide for how a community grows, redevelops, and invests in its future. It looks at land use, housing, transportation, economic development, parks, sustainability, and more.
Think of it as a roadmap that helps Fairfield make decisions about:
- Where new development or redevelopment should happen
- How to maintain strong neighborhoods and quality of life
- Which transportation and infrastructure projects to prioritize
- How to attract jobs, investment, and amenities that benefit residents
Why Update Now?
Fairfield’s current plan, Fairfield Forward, was adopted in 2019. Since then, a lot has changed:
- Post-COVID shifts in how people live, work, and shop
- Redevelopment opportunities along Route 4, in the Town Center, and on key vacant parcels
- New housing and demographic trends shaping demand and density
- Regional requirements – planning agencies require comprehensive plans to be updated every 5 years for funding eligibility
This update isn’t a full rewrite, it’s a targeted refresh to keep the plan relevant, actionable, and focused on today’s opportunities.
How Does This Affect You?
The plan influences decisions that touch everyday life:
- What kinds of businesses and jobs come to Fairfield
- Where housing options are added or improved
- How traffic moves and which projects get built
- How public spaces, parks, and amenities are prioritized
Your input helps shape these choices so Fairfield remains a place where people want to live, work, and play.
