Why Update Now?

Fairfield’s current plan, Fairfield Forward, was adopted in 2019. Since then, a lot has changed:

  • Post-COVID shifts in how people live, work, and shop
  • Redevelopment opportunities along Route 4, in the Town Center, and on key vacant parcels
  • New housing and demographic trends shaping demand and density
  • Regional requirements – planning agencies require comprehensive plans to be updated every 5 years for funding eligibility

This update isn’t a full rewrite, it’s a targeted refresh to keep the plan relevant, actionable, and focused on today’s opportunities.
